Hi. I've never posted here before, but I visited the island last summer. My parents, J.P. & Mary Minty, own the lot I've referenced in the subject line. They have been contacted by a law firm (Prentiss Brown?, I think - my father said it was the name of a former governor of MI), wanting to purchase the lot. I have a couple of questions, and I'm hoping someone can help.

I looked at the Bois Blanc Real Estate link, trying to get an idea of prices. They seemed to range quite a lot. I'm wondering if that's because some areas have electricity, while others do not. Does anyone know if the lot I'm refering to has power?

How much should my parents ask for this lot? Unfortunately, none of us are in the postion to put a cabin up there, and they do need to sell. We want to ask a fair price, for both parties.

Most important, the letter said they wanted to build a cabin there. We have no way of knowing if that is the true intent, or if it's someone collecting land for speculation. We would want to know if there are individuals that the islanders would want us to beware of of. We loved the unspoiled nature of the island, and would want to take into consideration the concerns of the people who love Bois Blanc, and are devoted to it's best interests.

Please help! If anyone could answer the questions that I've posted, it would really mean a lot to me. I figured this was the best place to come for information because all of you know the island, and care about it.

If I knew anything about property values I'd let ya know but I don't. Sad It sounds by the description that the property is in a subdivision. It may help others who read this post to know which subdivision it is in, as there are several on the island. Dimensions of the lot would also be handy. Lastly, it might be a while before the right person reads this post to get the answer you're looking for. If you look at the bottom of the forum page it will show which members visited today, it usually ranges from five to fifteen a day.

Hehehe, "black fly bait"! I just noticed that. They and the mosquitos have all had way too many pieces of me! I spent a few years in L.A., and that is the one thing I can say that I miss - no mosquitos.

I'll keep checking in to look for answers/advice. I thought that lot 21, block 3 identified the location of the lot. The parcel number (I think) is 49-001-840-054-00, and it's in Point Au Pins (hope I spelled that right).

Last time we visited (summer '92), I gathered that the value of the lot was around 1000. to 1500. After looking at the real estate site, I was wasn't sure, because some go for more, and I wondered if it was due to electricity. I can't recall the size of the lot, but I think it was 50 x 100. I don't know if BBI has a standard lot size, like some towns do.

Thanks again for any help that anyone can offer.

I really look forward to visiting again, one day. BBI is the closest thing to "Mayberry" that I've ever seen!

Just to let you know..the little girl at the store is Sheila's, the realtor. Also Lee Iafrate could help you out too. She sometimes comes in here, I will try to get an email addy. Another realtor on the Island. All good people...

Thank you so much, AOS. I was wondering if Sheila was the lady from the store. I will try to contact her and see what she has to say.

That little girl of hers is quite a character! She sat down and talked with us as though we were family. Now that I think of it, I believe she was in her pajamas. It was really like she ran the place, more than anyone else.

The lots are all in Sections, and read Government lots 1 - 8 in every section. Within the section are the smaller divisions of parcels. Without knowing the plat ( ie subdivision name) or Gov't lot it is hard to say what the lot is worth, also whether it has legal access to water, if it has power and phone. All items add to the value, or accessment. A lot this size on the road that is plowed with all of the island amenities including big water access could go for up to $20,000 right now. Sheila Godbold or Steve Biegle are pretty good at finding lots not on the main thoroughfair. If the lot is swamp land it may not be worth very much, it is a small lot and would perhaps be worth more to the owners of the adjoining parcels. You can call the Township Office and find out who they are and start with them to see if they would like to have the piece next to them. Downstate fees for realators is 7%, but locally there they try to get 10%. Hopefully this helped.
