John & Julie Maynard asked me to post that their cottage is for sale in Pointe Aux Pins. It is down the road that the church is on, and on the same side of the road as the church. It is behind Ed Sandell's octagon house. There are three lots.

It has a modern well, upgraded wiring, washer and dryer, new deck in front, another deck on the east end of the building and new screens. I don't know about the septic system, but the drain and water supply system is pretty good.

The septic system is relatively new, I have found out. The price was $65,ooo a few months back. I gave directions in my first post.

It should be noted that it is a summer cottage. No insulation and no source of heat. A little work could correct that. I failed to mention that it sets on a relatively new block foundation.

It may be sold by now, call.

Better hurry up.
The "Cap and Trade" bill that passed the House of Congress has a special provision in it. The bill contains language that will mandate an EPA inspection on any home or office building and that inspection will require that the home must meet current EPA standards for energy efficiency. So, if you are buying homes in disrepair, you essentially cannot buy those homes unless, and until the home is brought up to EPA mandated standards for energy efficiency. You will also be required to have energy efficient appliances in the home as well as energy efficient windows, doors and insulation.
As if all of that isn't bad enough, the EPA standards will require that your home is fully up to a federalized building code before selling.

Here's a "cut-n-paste" to answer the issue Familyman cut-n-pasted:

"The bill does not create a federal energy audit or labeling requirement. As introduced, the original bill would have required energy audits and labeling at the time of sale. However, Realtors succeeded in making many positive changes before the bill passed. Many published reports are not based on the version of the bill that was considered by the House. As approved, the bill:

•Does not create energy audit requirement for real property at time of sale.
•Exempts existing homes, multifamily and commercial buildings from any federal energy labeling guidelines such as the existing federal Energy Star label program (section 204(m)), and
•Leaves the decision entirely to state governments whether to pass a law to require labels, but expressly prohibits labeling during a transaction (Section 204(h))."


In short... The sky is not falling.

One can't be expected to have accurate information at one's disposal, when they receive their news from the one or two sources available to you, when you have your head stuck firmly 'where the sun don't shine'. I don't understand. If this is what you want, stand up for it. Shout it out. Say yes, this is great, this is what I voted for. Show me where the lies are.

The facts are:

(1) it creates a national building code for energy efficiency and specifically mandates that it takes precedence over State codes, and (2) it creates a federal inspection of all homes before they are sold or recorded to label the energy aspects of the home and make them a matter of public record.

You end up with reduced property values, institutions refusal to lend on certain properties etc.
